    Every estimate is grounded in real recorded comparable sales evidence. The number arrives with the transactions that support it, so it can be checked rather than accepted on faith.

    Broader market commentary describes how the surrounding market has moved, giving context to the estimated value.

    Agtuary Estimate is available in New South Wales, Queensland, South Australia, Western Australia, Tasmania and the Australian Capital Territory. Victoria and the Northern Territory are not currently supported.

    Agtuary Estimate is decision-support evidence. A formal valuation remains a professional opinion prepared by a qualified valuer under the relevant standards.

Limitations

  • Agtuary Estimate is not a formal valuation and must not be relied on as one. Mortgage security, statutory and litigation purposes require a valuation signed by a qualified valuer.
  • Coverage excludes Victoria and the Northern Territory. Estimates are not produced in those jurisdictions.
  • Rural markets are thin. Where Agtuary cannot assemble sufficient comparable sales evidence, no estimate is returned rather than a weaker number being reported.
  • Improvements, water entitlements, licences, plant and contractual arrangements are not automatically valued. Holdings where these drive value need expert assessment.
  • Family transfers, related-party dealings and mixed-use sales can distort recorded evidence. Review the comparable set before relying on the estimate.

Which states is Agtuary Estimate available in?
Agtuary Estimate covers New South Wales, Queensland, South Australia, Western Australia, Tasmania and the Australian Capital Territory. Victoria and the Northern Territory are not currently supported. CMA, KYE reports and the rest of the Agtuary platform remain available nationally.
Can Agtuary Estimate replace a formal valuation?
No. Agtuary Estimate is decision-support evidence for triage, screening and early conversations. A formal valuation is a professional opinion prepared by a qualified valuer under the relevant standards, and mortgage security and statutory purposes require one.
How is Agtuary Estimate different from a rural CMA?
Agtuary Estimate produces a modelled value automatically with its supporting evidence. A rural CMA is a workspace where the valuer or agent selects, filters and reports the comparables themselves. Many users run Estimate first to triage, then build a CMA on the properties that progress.
